Crews have successfully completed a 600 cubic yard concrete matt pour for 2359 Harrison Street, the future site of a 16-story mixed-use complex in Northgate-Waverly, Oakland. Once complete, the project will add 328 new homes and 13,200 square feet of retail to the 24th and Waverly intersection. Holland Partner Group is responsible for the development.

The project will rise to 178 feet tall with 415,800 square feet of floor area. The structure will feature 234,400 square feet for residential use, 13,200 square feet for retail, and 87,400 square feet for the 215-car parking capacity. Additional parking will be included for 165 bicycles.
Of the 328 dwelling units, fifteen units will be designed as low-income. A new ground-floor plaza will span approximately 6,800 square feet. Residential amenities include the fitness center, dog run, public plaza, and open-air deck.
The L-shaped floor plates will include a 41-foot tall podium with seven private patios and a twin-space plaza with outdoor seating for dining and lounging. A rooftop courtyard on the 15th floor will also open up space with a barbeque pit, artificial-grass lawn, and fire pits.

Solomon Cordwell Buenz is the architect managing the project design concepts and construction. The project will rise from an L-shaped floorplan above a parcel-conforming podium, with the sheer wall facing 24th Street and Vesper. Renderings show an articulated exterior with metal panels framing floor-to-ceiling windows.
Petersen Studio is responsible for the landscape architecture, which includes the podium-topping amenity lounge and the foot plaza to be designed at 24th and Harrison Street.

The Holland Partner Group Superintendent of Northern California, Lucky Caswell Jr., shared the news, writing on LinkedIn, “congratulations to our team at 24th and Waverly for the successful completion of their 6000cuyd Matt pour this weekend. The team has been resilient and positive and success has now seen its way to you.” Caswell Jr. has also shared that the Certificate of Occupancy has been approved for their adjacent project, Vespr, at 24th and Harrison.
Public transit is available in the immediate area, including AC Transit buses. The 19th Street BART station in Downtown Oakland is just ten minutes away by foot, while Lake Merritt is just six minutes away.

With that matt foundation poured and vertical work already underway, crews will start to work towards topping out. Holland has shared that interior work is expected to take between March and December of next year, with completion as early as May 2024.
