Construction Underway for Sobrato’s Pear Village in Mountain View

Construction is underway for Pear Village, a mixed-use project with offices and housing at 1255 Pear Avenue in Mountain View, Santa Clara County. The project is set to create 635 homes beside the new six-story office building. The Sobrato Organization is the developer.

The full development will yield around 1.5 million square feet with 231,210 square feet of new office space, 841,500 square feet for housing, and 243,000 square feet for parking.The housing will be split between the north and south parcel. Of the 635 homes, approximately 150-225 units will be designated as affordable. Construction has started for the 220-unit south parcel building, wrapped around the garage. The north parcel buildings will bring 415 apartments across four structures. Project plans show that phase two will include parking for 1,776 cars and 951 bicycles for residents and office employees.

Arc Tec is the principal and commercial architect, and Studio T Square is responsible for residential architecture. Facade installation has yet to start, though the wood structures reveal something about their future. The podium-style designs will be the familiar articulated apartment block with setbacks, balconies, and solar shades. Facade materials will include plaster, stucco, Hardie fiber cement panels, and accent bricks.

The Guzzardo Partnership is responsible for landscape architecture. The firm describes the work as combining “sophisticated, elegant materials in the granite seat wall with the informality of the fractured paving pattern. Existing oak trees were preserved in the site planning.” The public open space will include an inner-block passage allowing pedestrians and cyclists to move from Pear Avenue to La Avenida. The plaza between the South Parcel housing and offices will be populated with gardens, outdoor dining decks, seating, and pavers. For residents, their amenity decks will include pools and outdoor seating.

The roughly 15-acre property is located between Pear Avenue and La Avenida Street, a block away from North Shoreline Boulevard. Affordable housing is rising next door at 1100 La Avenida, creating 100 homes by Eden Housing with design by David Baker Architects. The site is just a few blocks away from the new bespoke Google Charleston East offices designed by Bjarke Ingels Group and Heatherwick Studio.

    Another failure in Mountain View/Santa Clara County. The lack of retail/restaurant/grocery store space means all residents will need to travel a decent distance to access these daily necessities. Until land-use is seriously scrutinized in Santa Clara County, these kind of buildings are only going to add congestion and traffic to our roads.
