Construction has started for a new five-story life sciences complex at 200 Twin Dolphin Drive in Redwood City, San Mateo County. The plan will replace a low-slung office campus in the Redwood Shores neighborhood by Foster City and San Carlos. Trammell Crow Company is the project developer.

Trammell Crow purchased the entitlements from Sand Hill Property Company in early 2022 for around $65 million. The five-story development will yield around 432,010 square feet with 202,010 square feet of offices and 230,000 square feet of parking. The five-story garage will have a capacity for 655 cars with a driveway connecting to Shoreline Drive. Additional parking will be provided for 60 bicycles and 35 cars from a surface parking lot. BKF is the civil engineer.

DGA is responsible for the design. Illustrations show the project will be wrapped with a slick curtain-wall skin curving at the intersection of Twin Dolphin Drive and Shoreline Drive. The site landscaping will be designed by Studio Five. An outdoor patio will create an open entertainment space available to employees and the public alike.

The 4.7-acre property is located at the corner of Twin Dolphin Drive and Shoreline Drive, near to Freeway 101. Completion is expected by the end of 2024.
