NX Ventures Buys Property for 14-Story Infill, Downtown Berkeley

NX Ventures has purchased the surface parking lot and small Yummy House shop at 2109 Milvia Street in Downtown Berkeley, Alameda County. The developer has proposed to construct a 14-story residential infill on the property, with 105 apartments and retail.

The first preliminary application and zoning permit for 2109 Milvia were filed in January this year. The planning document was later published in February, though it remained undiscovered until a design review request was filed in early July. George Avalos for the Bay Area News Group reported that in early August, Century Properties sold the site to NX Ventures for $3.7 million.

2109 Milvia Street is one of nine proposals in the pipeline from NX Ventures that would bring new transit-oriented housing. At full build-out of all nine projects, NX would create 1,868 units across Berkeley, including the city’s future tallest tower at 1974-1998 Shattuck Avenue. The 16-story infill for 2420 Shattuck Avenue is NX’s second-tallest proposal, while 2109 Milvia is the firm’s third tallest plan.

The 150-foot tall proposal for 2109 Milvia Street will yield around 63,510 square feet, with 62,700 square feet for housing and 830 square feet for retail. All 105 units will be studios, and eleven will be designated as affordable to very low-income households. Parking will be included for 42 bicycles. Amenities will be in clubrooms connected to the second-floor podium terrace and the rooftop deck.

Trachtenberg Architects is responsible for the design. The exterior uses traditional urban apartment design, with double-height window frames to complement the structure’s verticality. The base will be established with green walls and floor-to-ceiling windows. The rooftop will be capped with an amenity deck offering views of the Bay toward San Francisco.

The 0.16-acre property is located along Milvia Street between Addison Street and Center Street. The site overlooks 2100 Milvia Street, where 4Terra Investments recently submitted plans for an eight-story residential infill with around two hundred homes.
