Preliminary permits have been filed for a seven-story residential infill at 112 Vera Avenue in Redwood City, San Mateo County. Integrated Community Development is the developer. The project will bring 178 rental apartments close to the city’s urban core.

The property has been vacant for over three decades. In 2017, the San Mateo Daily Journal reported that the developer faced code violations for dilapidation and that the city would demolish them. The Estate of Robert J. Galet is still listed as the property owner. The project application shares that “the former structures were demolished in 2017 and construction started on five duplexes in 2020.” Construction was never finished, and the site remains uninhabited.

Architects Orange is responsible for the design. Illustrations show the exterior will mix traditional design elements with some tawdry facade articulation, setbacks, and massing breaks. Given how visible the seven-story building will be with two single-story neighbors, AO fittingly provides a similar design treatment across all four exterior walls. Facade materials will include stucco, brick veneer, and metal awnings.

The 77-foot tall structure will yield around 124,500 square feet, with 111,200 square feet for housing. Of the 178 units, 176 will be designated as affordable to low-income households, and two will be market-rate residences for on-site managers.

The 0.6-acre property extends from Vera Avenue to a mid-block alley on a block bound by El Camino Real, Madison Avenue, and Adams Street. Residents will be close to a pedestrian crosswalk at a stop light, allowing for safer crossing of the highway-like thoroughfare. Across El Camino, IQHQ is progressing on the first phase of Elco Yards, a massive mixed-use development that will create housing, offices, life science space, and retail. The city’s Caltrain Station is ten minutes away on foot.
