New plans are moving forward for a five-story affordable housing complex at 6661 Folsom Boulevard in East Sacramento. The project will bring over a hundred units close to light rail and the Sacramento State campus. CRP Affordable is the property owner.

The developer’s latest application seeks details about the estimated fees for the construction of 130 units. The potential 70-foot tall structure will yield approximately 188,300 square feet, including 109,000 square feet for housing, 33,740 square feet for housing, and 16,200 square feet of open space. Parking will be included for 72 cars and 78 bicycles. Unit types will vary with 30 one-bedrooms, 60 two-bedrooms, and 40 three-bedrooms.

BSB Design is the project architect. Facade articulation will break apart the otherwise featureless complex. The exterior will be clad in stucco and cement board siding, both low-cost materials. Thomas H. Phelps will be involved as the landscape architect, including the podium-top courtyard on the second floor. BKF is consulting for civil engineering.

The 1.42-acre parcel is a triangular corner lot bound by Elvas Avenue and Folsom Boulevard. Construction costs around $31 million, not including all development costs. The timeline has yet to be shared.

  1. That area of town is long overdue for development. It currently is the poster child for urban blight. I predict major traffic problems unless the long overdue widening of the adjacent Union Pacific train tunnel crossing Folsom Blvd. is addressed.

  2. The only winners are property developers making money from low income housing . My prediction will be that they will not be low income and go for the going rate. Low income housing is just a scam to get people to support more housing under the guise of helping the poor.
