The San Mateo Planning Commission is scheduled to consider approving a new office project at 57 South B Street in the city’s downtown. The project will bring new office space, shops, and a pocket plaza along a restaurant-lined street and close to the San Mateo Caltrain Station. Harvest Properties is the project sponsor.
The 55-foot-tall structure will add 41,200 square feet of new floor area, including 35,900 square feet of office space and 5,300 square feet of ground-level retail. Parking for 24 bicycles and no cars will be included, a decision allowed by the 2022-passed Assembly Bill 2097. AB 2097 eliminated parking minimums for any development near a major transit stop. Once completed, the project team aims to achieve LEED Gold certification.
RMW Architecture & Interiors is responsible for the design. Illustrations show the historicized design, with large windows framed by detailed brickwork. The structure is carved out with open balconies for employees on levels three and four. Oregon-based Place is the landscape architect.
Demolition will be required for three mostly vacant single-story structures. Construction is expected to last around 15 months from demolition to completion. The estimated cost has yet to be established.
Harvest Properties is a commercial real estate and investment firm based in Oakland. Previous YIMBY coverage of the firm includes two eight-story apartment complexes proposed four blocks from the San Mateo Caltrain station, and a life sciences campus in Emeryville.
