The San Ramon Planning Commission is scheduled to review plans tonight for Bishop Ranch 3A within the CityWalk masterplan in San Ramon, Contra Costa County. The developer is now seeking to remove all affordable housing for the seven-story development at 6200 Bollinger Canyon Road. AvalonBay Communities is the project sponsor.

The roughly 85-foot-tall structure is expected to yield around 772,720 square feet, including just over half a million square feet of housing and nearly a quarter million square feet for a seven-level garage. Parking will be included for 640 cars, with additional space for 66 bicycles. Unit types will vary with 29 studios, 219 one-bedrooms, 180 two-bedrooms, and 28 three-bedrooms.
The application specifies that the overall design plan and scale will remain unchanged. BAR Architects & Interiors is responsible for drafting the two-structure project, one five floors tall and the other rising seven floors. The podium-style complex will feature some facade articulation to visually break apart the building, and sky-bridges connecting the different structures.

According to the resolution under review by the city’s commission, “the affordable housing land dedication will facilitate an increase from 69 rental units originally approved at the Avalon Bay (BR-3A) Apartment project to 86 affordable rental units at the Bishop Ranch Affordable Apartments.”
The development is part of the ambitious CityWalk masterplan led by Sunset Development Company, the longtime owner and original developer of the Bishop Ranch suburban office campus. Plans for CityWalk Bishop Ranch were approved in 2020, and construction started in 2022. Full build-out is expected to result in 4,500 units, 166,000 square feet of commercial retail space, and a 169-key hotel across the 135-acre campus.

The San Ramon Planning Commission is scheduled to review the plans tonight, October 21st, starting at 6 PM. NO. Taller is better. 7-storys is optimal.
This is why affordable housing is concentrated in high-crime, low-amenity locations (i.e. Oakland). People need affordable housing in areas where services, schools, and other needs can be met like Bishop Ranch. This developer (and San Ramon) should not be allowed to shirk their affordable housing obligations to the detriment of other cities doing their fair share. These discriminatory and racist practices have to end for the betterment of the region.
