For the last twelve days of 2025, SFYIMBY will reflect on the biggest stories we’ve covered each month across the region. In mid-July, we covered the current-tallest proposal in the Bay Area after Hines revealed new plans for 77 Beale Street. Demolition permits were filed for the old Mattress Factory on Market Street, and environmental documents were published for the Tanforan Mall redevelopment. We visited two construction sites in Berkeley, a waterfront Sausalito proposal gained approval, and Berkeley rejected landmarking a 139-year-old home.

July 1st: Preliminary permits have been filed for an eight-story apartment complex at 222 Capp Street in the Mission District, San Francisco. The application provides a vivid rendering of the infill that could replace a surface parking lot in the heart of the dense neighborhood with 70 new apartments. 2101 MS Property Holdings LLC is listed as the property owner.

July 2nd: Construction has topped out for the new eight-story residential project at 2587 Telegraph Avenue in Berkeley’s Southside neighborhood. The student-oriented complex will provide 485 beds within 52 separate units along the retail-rich thoroughfare. Gilbane Development Company is the project developer.

July 3rd: The Environmental Impact Report has been published for the potentially massive redevelopment of the Tanforan Mall in San Bruno, San Mateo County. The EIR considers two possible scenarios for the mixed-use redevelopment, where the balance of housing to office space is flipped. Alexandria Real Estate Equities is the project developer.

July 5th: Planning approval has been granted for the residential infill at 1757 Bridgeway in the city of Sausalito, Marin County. The project is looking to replace four single-family homes with 19 condominiums near the waterfront. Burlingame-based SY Jadines is listed as the project applicant.

July 7th: Construction is making swift progress for the eight-story student-oriented apartment complex, set to open at 1598 University Avenue in Central Berkeley, Alameda County. The crews are utilizing modular construction methods to expedite the project, with some modules already reaching the top floor. NX Ventures, a prolific local firm, is the project developer.

July 10th: The San Francisco Port Commission has approved an amended plan to split Piers 30-32 from the residential development across the Embarcadero at San Francisco’s Seawall Lot 330. The lot splitting was requested by Strada Investment Group to pause the office project and build over seven hundred units on the triangular lot at Bryant Street and the Embarcadero. Both properties are currently owned by the city.

July 11th: Planning permits have been approved for the six-story housing proposal at 2610 International Boulevard in the Fruitvale neighborhood of Oakland. The development would add just over a hundred units of below-market-rate apartments less than a mile from the Fruitvale BART Station. The Unity Council, a prolific local affordable housing developer, is responsible for the application.

Deep-Dive Into Plans For San Francisco’s Potential Tallest Skyscraper at 77 Beale Street

July 16th: Detailed plans have emerged for the potential redevelopment of an entire city block in the heart of San Francisco. The plans include renovations of several historic buildings along Market Street, as well as potential housing or hotel rooms at the former PG&E/Matson Block. However, the most ambitious component of the proposal is the demolition of the existing 34-story office tower at 77 Beale Street, to be replaced by the tallest building in California.

July 18th: Demolition permits have been filed for the century-old Edward McRoskey Mattress factory at 1687 Market Street in San Francisco. The three-story building is expected to be replaced with an approved 17-story affordable housing complex and artist community hub. Mercy Housing is responsible for the application on behalf of the Artists Hub on Market.

July 20th: The vacant parcel at 325 Fremont Street has been listed for sale at $15 million in SoMa, San Francisco. The small 0.15-acre property was previously approved eight years ago for a 25-story residential tower with over a hundred units. Z&L Properties was responsible for the application and is listed as the property owner.

July 30th: Plans for the 47-story mixed-use tower at 30 Van Ness Avenue in San Francisco are still on hold. However, a construction crane has returned to the site for limited work on the two-year-old foundation as the project developer, Lendlease, continues to wait before restarting work. The activity will ensure the existing site is stable with improvements to the sidewalk fencing.

July 31st: The Berkeley City Council has rejected an attempt to landmark a 139-year-old building that is expected to be replaced by a 20-story apartment tower in Southside, Berkeley. The Laura Tull property was built in 1886 at 2421 Durant Avenue, and is one of only a few remaining examples of Stick style architecture in the UC Berkeley campus area. Future plans for the site are expected to provide 169 apartments, including 19 units of replacement affordable housing. Qian Wang of Collabhome is the project developer.
