Construction is wrapping up for the affordable senior housing at 1633 Valencia Street between Bernal Heights and the Mission District in San Francisco. Our recent site visit shows the exterior work appears complete, with an attractive brick and tile facade designed by David Baker Architects and built by Cahill Contractors. Mercy Housing is the project developer, with support from the San Francisco Housing Accelerator Fund.

The 64-foot-tall structure yields around 67,650 square feet, with 146 apartments and parking for 32 bicycles. One apartment will be for the on-site property manager. The remaining 145 studios are permanently supportive affordable housing for seniors earning up to half of the area’s median income. Rents will be set to ensure residents don’t pay more than 30% of their income on rent.
David Baker Architects is responsible for the design. The brick facade overlooking Valencia Street is accented with blue-and-white glazed tiles and angular bay windows. Thick metal solar shades punctuate the facade while reducing direct sunlight and overheating for each unit. Further variation is achieved with two vertical cut-outs, one above the main entrance and another above the services entrance.

The ground-floor features a lobby, common spaces, a community room, office space for the property manager, and a supportive services suite. The structure will include a landscaped backyard designed by Fletcher Studios.
Financing was provided by the San Francisco Housing Accelerator Fund (HAF), a nonprofit fund that supports affordable housing construction across the Bay Area. HAF has previously collaborated with Mercy Housing and David Baker Architects on the Tahanan Supportive Housing project in SoMa, achieving notable successes in streamlining the approval process and reducing construction costs.

Mercy Housing became involved in the project at the invitation of Sequoia Living, which is planning to build a seven-story affordable senior complex at 3485 Cesar Chavez Street, next to 1633 Valencia Street. The taller 126-unit project is expected to start construction after Mercy Housing’s development is complete.
