Development permits have been filed for the six-story affordable housing complex at 7954 MacArthur Boulevard in Eastmont, Oakland. The formal application calls for a 50-unit development with ground-floor retail and parking. Community Housing Development Corporation and East Oakland Community Development Corporation are jointly sponsoring the proposal.

The 63-foot-tall structure is expected to contain around 31,240 square feet, including 25,400 square feet of housing, 1,400 square feet of retail, and 790 square feet of rental office space. Parking will be included for 18 cars and 18 bicycles. Affordability will vary for the site, with 36 very low-income units, 13 low-income units, and one market-rate two-bedroom apartment for the on-site property manager.

Kodama Diseno Architects is responsible for the design. The overall scheme for 7954 MacArthur Boulevard has not changed since our previous coverage. The six-story building will be clad in a mix of wood panels, vertical wood slats, fiber-cement board, and stucco.

Demolition will be required for the existing single-story commercial structure. The 0.2-acre property is located at the corner of MacArthur Boulevard and Ritchie Street. Future residents will be just a few blocks away from the Eastmont Town Center shopping mall and social services hub.

Kingdom Builders Christian Fellowship, an Oakland-based church based near San Antonio Park, is the property owner. The estimated cost and timeline for construction have yet to be established.

  3. Housing we need, but this is a rather charmless scheme. As an architect, I know that the price points on a building like this make it difficult to make the exteriors really interesting, but this just doesn’t look like a building people live in, or would want to live in.

  4. Absurd.Just another hideous construction project. There are already way too many of these junk buildings. I’d like to see what would happen if you tried to stick these cheap stack n packs in Montclair or Trestle Glen or Piedmont. They’d toss out the proposal like the plague that they are.
    Backhanders and greenlighting is how this cr*p gets pushed through.
    Underutilized existant standing properties should be reused FIRST.

  5. Those look like office spaces and a prison-like concept. Not cool! Windows are so small!!!
