The San Bruno City Council has approved plans for Google to expand YouTube’s headquarters with over two million square feet of office space, potential housing, shops, and a hotel as part of the Bayhill Specific Plan.

The project will extend across five separate phases. Phase one starts with SHoP Architects-designed offices at 1300 Bayhill Drive and 1350 Grundy Lane, San Bruno, San Mateo County. The nearly half a million square foot phase. HLW is the architect of record.

Youtube CEO Susan Wojcicki published a press release celebrating the approval, stating that “through the full development plan, YouTube’s expansion project will directly provide more than $130 million in revenue to the community. The City’s leadership and the community will determine how best to use these funds for the benefit of everyone in San Bruno – from education to infrastructure – and $25 million will be dedicated to the creation of affordable housing.”

Google LLC is joined by development manager Ellis Partners as the project developers. HOK will be the campus planner and BKF will be the civil engineer, while Surfacedesign Inc will be the Landscape Architect.

The YouTube office expansion will create two new office buildings on top of existing surface parking. Phase One South will build across from 900 Cherry Avenue and be given the address 1350 Grundy Lane. Phase One North will build at 1000 Cherry Avenue and be given the address 1300 Bayhill Drive.

The new Phase One North structure will yield 248,000 square feet of office floor area and 404,000 square feet dedicated to parking. The new Phase One South structure will yield 192,000 square feet of office space, an expansive outdoor courtyard, and 306,000 square feet of new parking. In total, the 440,00 square feet of office space paired with the existing offices that will remain on-site will contribute to 636,720 square feet and three levels of subterranean parking for 1,896 vehicles.

Phase One is the first of a five-phase plan to redevelopment the YouTube-owned properties in the Bayhill Office Park area. In total, the City Council approved up to 2.4 million square feet of new office space construction by Google in the park over the next twenty years along with retail and a hotel. The plans could also see nearly six hundred homes built across two parcels. Planning documents show that the completion of phase five is expected by 2035.

The Bayhill Office Park is located in an area rich with various transportation options connecting San Bruno with the rest of the Bay Area. YouTube is between I-280 and Highway 101, by the interstate’s intersection with I-380 and west of SFO. Local buses run in the area, with regional transit available via BART or Caltrain.
