Pre-application permits have been filed to convert a vacant church into new housing at 1433 12th Avenue in Clinton, Oakland. The proposal will include 12 units inside the existing church complex, and 30 units in a four-story addition. Strive Real Estate LLC, based in Albany California, is responsible for the proposal.
The pre-application calls for the construction of 42 affordable housing units, as well as supportive housing services, a commercial kitchen, and a navigation center with 20 shelter rooms. The additional four-story structure will yield 12,800 square feet.
It is unclear now how much of the existing structure will be refurbished to make space for the 12 new units inside, and how much of the interiors will be retained as-is. However, the church complex is large enough, with an additional parish structure, that the central gathering space may remain untouched. The interior includes an attractive wood design with handmade pews, a quatrefoil-shaped auditorium, and a large collection of stained glass windows.
The existing structure, whose exterior will likely be preserved and refurbished if Strive Real Estate’s plans follow through, first opened in 1887 as the Brooklyn Presbyterian Church & Parish Hall. It is listed as a Historic Landmark. According to Loop Net, the property is benefiting from the Mills Act contract through 2026, maintaining low property taxes.
The property is owned by a couple based in Union City. Future residents will be nearby the Brooklyn Basin redevelopment, and ten minutes away from the Lake Merritt BART Station, via AC Transit bus lines.
