Construction has topped out less than a year after the groundbreaking for the seven-story affordable senior housing complex at 4200 Geary Boulevard in San Francisco’s Richmond District. The project will add nearly a hundred homes to the busy neighborhood. The Tenderloin Neighborhood Development Corporation is the project developer.

The project’s general contractor, Nibbi, and construction manager, Waypoint Consulting, have overseen the speedy construction of the complex. With the final steel reaching the rooftop, the structure is now topped out, standing 86 feet tall above street level. The complex contains nearly 80,000 square feet, with 48,600 square feet for housing, 1,200 square feet for a corner retail shop, and bicycle parking.
The 98 units will be designated as affordable to seniors earning between 15-50% of the Area’s Median Income, including veterans and formerly unhoused seniors. Apartment types include 41 studios and 57 one-bedrooms. Residential amenities will include a large community room with a shared warming kitchen, a gathering center, on-site maintenance offices, and a laundry room.

Sorell Raino-Tsui, founder of the ABG Art Group, is responsible for the mural artwork. Illustrations of the project show the art piece reflects the neighborhood’s diversity, with a Chinese Dragon seen above two onion domes with various patterns in the background. Significant progress can be spotted for the mural along the western elevation of the structure, with the larger features being complete.
Y.A. Studio is the project architect. Illustrations show the urban infill will have a well-balanced articulated facade, breaking apart the massing to appear like several structures. Facade materials will include cement fiber panels, composite paneling, ceramic tiles, and board-formed concrete.

Miller Company oversees the landscape architecture, including the rear courtyard next to the community room and a rooftop deck along 6th Avenue. The courtyard will have a small water feature and several large planters shading several seating areas. The rooftop deck will feature small urban crops to engage residents and foster a sense of community. The engineering team includes KPFF, Engineering 350, and Tipping Structural Engineers.

The new housing has replaced a former mortuary. The property is located along the heavily trafficked Geary Boulevard thoroughfare. Residents will be a block from the retail-lined Clement Street. The site is equidistant between the Presidio and the Golden Gate Park, two of the city’s best and largest public outdoor spaces.
Construction has been moving steadily since work started in April last year. Move-ins are expected to begin sometime next year.

Great to see, but Geary should get even more height than this. Wish the developer had gone bigger. These Geary lots are precious opportunities.

We don’t taller buildings (eg skyscrapers) in this area, this scale works just fine and will work well as more projects like this of similar scale are proposed in this section of town. We need to stop focussing on housing by the numbers exclusively, packing into every individual project proposed. Spreading out higher density without isolating to one project is what’s needed.
What’s the point showing this article, It appears that the building is under construction? At this point what is the rents of these studio and one bedroom units?
I love this article because it’s a great reminder of what’s actually being built vs just renderings. We get an avalanche of renderings and possibilities in the Bay Area, but sadly far too few of them actually break ground. I love seeing projects under construction, as well as finished project posts as well.

Selling price per apartment or rent price?
Geary should get 200 story buildings because then The Man would be getting it! Who cares what locals think, this isn’t a democracy. But I love feeling good
That would be the tallest building in the world by a decent margin. The building with most floors is the Burj Khalifa in Dubai at 163. Unlikely proposal, Len.
No parking at all? Will 100 seniors get around on their bikes to do shopping and other errands?
A 78 year old woman just killed three people last weekend in West Portal while driving. I don’t think we need more seniors on the road. There is a huge amount of walkable stores near here. This is obviously the right design decision.
Great that we’re creating more housing in a transit available area. Also as a 70+ person who personally chose to stop driving and then realized how great the public transportation system in SF is for the elderly and handicapped.
