Preliminary plans have surfaced for a potential housing project at 6027 and 6029 Geary Boulevard in San Francisco’s Richmond District. The initial plans aim to bring 15 units to the small parcel, including five affordable units. Rae & Heath Architects is responsible for the application and architecture.
The initial filing by Rae & Heath aims to build a 65-foot-tall complex with 15 homes, including seven senior housing units and five markets dedicated to affordable housing. Estimates for the ground level include parking for eight cars and a 550-square-foot space for retail.
Seven units would be dedicated to senior housing on the second and third floors. Levels four and five would each have two one-bedrooms and a three-bedroom unit. Two three-bedroom apartments would be occupied on the top floor.
This recent application requests a project review meeting to receive feedback from city staff. The application invokes the HOME-SF density bonus program. The team will use updates made this January to HOME-SF , which now allows the demolition of up to one residential unit. The new code states that HOME-SF projects must, “not demolish, remove, or convert more than one residential unit.”
Rosenberg Family Fund is listed as the property owner.

Markets dedicated to affordable housing eh? Does AI write this stuff now? Jeez.
Wait, spaces for eight cars ? That’s not even one car per unit. Have Rae and Heath taken a stroll down Geary lately and noticed all the parking spaces that have been removed from same ? And, maybe took notice of all the EMPTY storefronts in our neighborhood ? I must agree with M. Truong, is AI writing AND developing properties out here ? And, what’s “affordable”?. Would love answers to my questions am but not holding my breath.
Geary has excellent transit service, 24/7, and its bus routes are some of the best used in the western US. Geary is undoubtedly one of those streets where many can live well without a car. I welcome the low number of parking spaces as it helps make this housing more affordable.

The illusion that people on Geary only want to go downtown is your simple imagination. Getting anywhere else on MUNI is an absolute joke.
