Builder’s Remedy for Vickery Avenue Suburbs, Gilroy

Preliminary plans have been filed for a new suburban development at Vickery Avenue and Wren Avenue in Gilroy, Santa Clara County. The project will reshape a large 18.3-acre site with just around a hundred units, utilizing the builder’s remedy to bypass local zoning laws. Morgan Hill-based developer Dividend Homes is responsible for the application and filing through Wren Investor LLC.

Construction will build 82 single-family homes and 11 duplex structures for a total of 104 units. Within the 11 duplexes, all 22 units will be designated as affordable to low-income households. Parking will be included for 208 cars.

Dahlin Group is the architect. Illustrations show a familiar Spanish revival style, evoking the region’s colonial history through exterior light-sand stucco, terracotta tile roofing, and accents of stone veneer. All structures will rise two floors and similar designs to achieve a cohesive built environment across the proposed neighborhood.

The site is currently zoned within the General plan for open space reserve. Through the builder’s remedy, the developer will be able to bypass local zoning with the draft. The team’s pre-application was filed using Senate Bill 330 to streamline the approval process.

Future rents will be around twenty minutes away from the Gilroy Caltrain Station by bus or fifteen minutes by bicycle.

The estimated cost and timeline for construction have yet to be shared.

    Say no to YIMBY-enabled greenfield sprawl. Overturn SB330.

    • Oh, you would be even more opposed to :

      a) This land having multi-story apartments.
      b) Multi-story apartments being built as a replacement to commercial land in Palo Alto, SF, etc.

      You NIMBYs have no intelligent arguments whatsoever.

        False. You have no idea what I think. I despise YIMBYs and NIMBYs equally. Both are engaged in ridiculous overreach.

        I would be happy if they replaced every single one-story, stucco crap box on El Camino with mixed-use development and BRT from San Jose to San Francisco.

        I just dislike YIMBY enabling destruction of prime farmland and historic neighborhoods.

          Most YIMBYs would rather upzone Palo Alto and SF than build out in the exurbs. That said, these types of exurbs use up 0.1% of farmland.

            Just realize that you guys are in a very well-funded, extremist cult.

            But I agree that NIMBYs, which I define as people (largely boomers) who bought their houses for cheap and want to pull up the draw bridge because they got theirs and they don’t care about anyone else, suck too.
