Construction Underway For Brooklyn Basin Parcel H, Oakland

Construction crews are making progress on the first phase of Parcel H and a waterfront park in the Brooklyn Basin master plan in Oakland, Alameda County. The development is expected to produce 83 new townhouse-style apartments in a five-story building. Signature Development Group is the project developer.

The roughly 58-foot-tall Parcel H structure is expected to yield around 155,570 square feet, including 109,780 square feet of housing, 2,660 square feet of retail or community space, and 27,300 square feet for parking. The podium garage will include capacity for 83 cars. Bicycle storage will be included on the ground floor, though the exact capacity is not specified.

The complex will include five ground-floor apartments overlooking Harbor Lane East and activating the sidewalk with private-access stoops. The remaining 78 units will have two levels with internal stairwells. Apartment sizes will vary, with 15 one-bedrooms and 68 two-bedrooms.

TCA Architects is responsible for the design, working with Jett Landscape Architect. Illustrations show that the complex will be articulated with repetitive setbacks, private balconies, and bay windows to express a human scale across the structure. Facade materials will include brick veneer, composite wood, plaster, and metal panels.

The 2.14-acre property is located along 8th Avenue between Brooklyn Basin Way and Harbor Lane East. The building will rise across from Brooklyn Basin Plaza, a new publicly accessible park at the head of the Clinton Basin. The park is expected to open later this year.

Reached for comment, Signature Development Group’s president, Michael Ghielmetti, shared that the second phase of Parcel H is expected to be the 137-unit mid-rise development, adding that there is no timeline for that portion of the project.

Hawk Development is the general contractor.
