Construction has started for a seven-story apartment complex at 30 Ingold Road in Burlingame, San Mateo County. The development is looking to add over three hundred units near the Millbrae transit hub. Summerhill Apartment Communities is the project sponsor.

Plans have increased twice since the initial 2020 application, with the development now expected to produce 320 apartments, of which 50 will be deed-restricted for low-income households. Unit types will vary with 10 studios, 233 one-bedrooms, 83 two-bedrooms, and four three-bedrooms.

The roughly 80-foot-tall structure is expected to yield around half a million square feet, including 279,400 square feet for housing, 4,030 square feet of commercial retail space, around 10,000 square feet of amenities, 79,600 square feet of circulation space, and 122,900 square feet for the two-story podium garage. Parking will be included for 380 cars and 176 bicycles.

BDE Architecture is responsible for the design. The approach to design is a familiar contemporary podium-style building, described as “defined with unique facade articulation, fenestration pattern, and color/material palette” to complement the surrounding existing architecture. Residential open space will be included on the third floor above the podium garage, and a corner rooftop deck overlooking the Caltrain tracks. For the public, the project will include a new city park at the end of Ingold Road.

The construction site is just one of several new developments along the Rollins Road thoroughfare, transforming several blocks of formerly low-slung industrial sites into housing and offices. This includes Hanover Burlingame, One Adrian Road, the Eikon Offices, and Avia Labs. The most transit-focused development of the lot is Gateway at Millbrae Station, a mixed-use project by Republic Urban Properties that replaced the surface parking next to the transit hub.

The 3.2-acre property is located along Rollins Road, about 15 minutes from the Millbrae Train Station on foot or 4 minutes by bicycle. With crews now on-site, construction is likely to last around two years, with completion estimated by 2028. SBI Builders is the general contractor.
