Preliminary permits have been filed for a proposed development at 385 South Winchester Boulevard inside San Jose’s Santana Row/Valley Fair Urban Village boundaries. The permits show two different uses are under consideration for the site. The first option is to build commercial offices, and the second option is to produce residential housing. Ian Birchall + Associates is listed as involved with the project.
Construction would replace an existing parcel dominated by surface parking around a single-story small-business restaurant. For both the commercial and residential options, IB+A would include ground-level retail and basement parking. The office building would rise five stories high, while the residential building would rise six stories. The property spans roughly 14,000 square feet.
The building would rise by One Santana West, where the Federal Realty Investment Trust is constructing a five-structure complex with landscaped public space and nearly a million square feet of offices and retail across 13 acres. Building one has already topped out with significant progress made on the facade installation. One Santana West is also what separates 385 South Winchester Boulevard and the famed Winchester Mystery House.
SFYIMBY has contacted IB+A, and as of publication, has not yet received a response. The project developer and construction schedule have not been shared.
