Development permits have been approved for the six-story residential project at 451 28th Street in Pill Hill, Oakland. The proposal will replace a vacant lot with 54 new apartments, of which three will be available for people qualifying as very low-income. San Leandro-based USGL Land LLC is responsible for the development.
Permits have been approved to transform a single-family lot to contain four units at 2967 23rd Street in San Francisco’s Mission District. The construction involves adding a vertical addition to an existing single-family residence and building a new four-story two-unit place on a currently vacant portion of the lot. The new housing will do a small part to help capture demand for one of the city’s most distinctive neighborhoods. Kieran Woods Construction is the owner and contractor for the project.

The six-story project on top of the currently-vacant lot includes three affordable/very-low-income units, with an estimated construction cost of over $1 million. Winder Gibson Architects are responsible for the building’s design.
