Permits have been filed for a residential expansion at 1612 P Street, right near the border of Midtown and Downtown Sacramento. The project will add 23 new apartments beside a five-year-old building named the 16 Powerhouse. Demmon Partners are responsible for the addition after purchasing 16 Powerhouse for $32.5 million and the underdeveloped parcel at 1612 P for just under $1.5 million.
This permit will take 16 Powerhouse from having 53 units to 76, with new unit sizes ranging from studio to single-beds. The project will require the demolition of two vacant buildings.
Once complete, the new design by LPAS Architecture & Design will match the existing style while rising five stories instead of 16 Powerhouse’s seven. Additional amenities will be produced for all residents, and the existing courtyard will be remodeled accordingly. The current building already includes a lounge, barbecue spaces, and parking for 50 vehicles using stacking devices.
The new construction is estimated to cost $4.16 million, comprised of wood framing on top of a concrete podium. The April 2021 expiration date on the application adds pressure for development to begin soon.
