Renderings are out for a new single-family house with an additional dwelling unit at 249 Texas Street, on Potrero Hill, San Francisco. John Maniscalco Architecture is responsible for the design, a contemporary project with vertical and horizontal wood siding, oversized windows, and a rooftop balcony. Its two units introduce another 4,850 square feet into the affluent neighborhood. Property owners Joanne Siu and Kerry Shapiro are responsible for the development.

The 30-foot proposal yields 4,360 square feet of residential use, with 3,600 square feet in the primary residence and 770 square feet from the basement for the additional dwelling unit (ADU). The remaining 490 square feet will produce on-site parking for the primary residents.

The architect has been covered before with similarly-posh single-family homes across the city. For 249 Texas Street, the building has a low profile along the street, with three floors facing the street and the fourth floor obscured below ground. The firm is best known for its work on 89 Belgrave Avenue, which was the third-highest valued sale in San Francisco in 2019 at the cost of $24 million.

249 Texas Street sold to the current property own in 2019 for $1.6 million. The project is heading to the City’s Planning Commission on February 4th, with a request for Conditional Use Authorization to demolition the existing structure and construction.

SFYIMBY needs to conduct proper research on the properties it features – it is outlandish that this home is being featured on a YIMBY site when it is actually a property being contested for tenant displacement. The CUA is being delayed and contested because it is, in fact, a two unit building which is currently tenant-occupied. The new owners want to demolish the current two unit to build a 4850 square foot mansion for a small 3 person family and then add a basement studio to meet zoning requirements, NOT to add critical housing. Also, this is not an affluent neighborhood as this article suggests – it houses a population with diverse SES with longtime homeowners, tenants and some wealthy newcomers like Siu-Shapiro.
