Groundbreaking Expected by Summer for Low-Income Housing at 600 7th Street, SoMa, San Francisco

Construction is expected to start by mid-July of this year on the eight-story affordable housing project at 600 7th Street in SoMa, San Francisco. The expanded plans now produce 221 new affordable homes, over half of which will be for formerly homeless adults and families. Mercy Housing is responsible for the development as the property owner.

The 84-foot tall structure will yield 185,760 square feet with 181,540 square feet for residential use and 4,220 square feet for commercial retail. Parking will be included for 151 bicycles and no cars. The property spans 0.87 acres, with the building covering three-fourths of the lot. Residents will have access to two landscaped courtyards on the ground level, one facing a private alley and the other in the lot interior.

Santos Prescott and Associates is the project architect, with Cliff Lowe Associates working as the landscape architect, Luk and Associates as the civil engineer, and Mar Structural Design as the structural engineer. The reverse-F floor plates maximize the use of open space with windows for each residence.

Facade materials will include stucco, brick, slats, and smooth panels. Perforated fins will add a decorative flair to the facade, along with semi-diffused shading. The color palette is light, contrasting off-white and grey with terracotta tones.

The timeline for construction is being followed per the requirements of the 2021 California Tax Credit Allocation Committee. The development was also streamlined by using State Senator Scott Wiener’s Senate Bill 35, and benefits from the State Density Bonus.

Construction is expected to cost $88 million, lasting two years from groundbreaking to completion. Mercy Housings has shared with SFYIMBY that “the final step in securing financing for the development is securing a formal commitment from the Mayor’s Office of Housing and Community Development to fill the remaining gaps in the capital stack.”

The property is located on the corner of 7th and Brannan Street, across from a MUNI bus stop, 10 minutes away from the San Francisco Caltrain station, and 20 minutes from the Civic Center BART station. One block west from 600 7th Street is where Kilroy Realty is planning to build the 2.2-million square foot mixed-use development at 610-698 Brannan Street.

  1. Nice, but subtle updates to the design since I’ve seen it. Glad to see some refinement to the corner, specifically at 7th and Brannan.

  2. Looks good with more housing is great, Public transportation is very avaible with” Parking will be included for 151 bicycles and no cars”. Good usage of space.

  3. Thank goodness this didn’t turn into another bank like what was being proposed a couple of years ago. That area is fantastic area to live in now with all the development on Brannan and the rest of showplace square / lower Potrero continuing to blossom.
