New building and demolition permits have been filed for the five-story residential infill at 578 7th Street in Downtown Oakland, Alameda County. The proposal will replace a single-story structure with apartments designed by one of the Bay Area’s most prominent architecture firms, Stanley Saitowitz | Natoma Architects. Riaz Capital is the project developer.

The 51-foot tall structure will yield 32,250 square feet dedicated to residential use. Of the 57 apartments, 41 will be priced at market rate, and 16 will be deed-restricted affordable housing for moderate-income households. An additional 1,000 square feet will be provided for landscaping. Parking will be included for 28 bicycles.

The property is 0.17 acres, built over with a 6,000 square foot commercial structure built in 1923.

Once complete, residents will find themselves around the corner from Jefferson Square Park and eight minutes from the 12th Street BART station on foot. The San Francisco Bay Ferry from Jack London Square is less than 15 minutes away on foot, traveling to San Francisco, Vallejo, and Alameda.

Development permits were approved by the Oakland City Council last December. For a project of this scale, construction is likely to last between two to three years.
