Renderings have been published with the preliminary application for the two-structure residential project at 2100 Q Street in Midtown, Sacramento. The development aims to replace the former Sacramento Bee headquarters, one of the largest plots of land under development in the city, with 538 homes and parking. Shopoff Realty Investments is the developer.
The 57-foot tall structures will yield nearly 700,000 square feet with around 422,000 square feet of housing and 265,000 square feet of parking. Apartment sizes will vary, with 86 studios, 324 one-bedrooms, and 128 two-bedrooms. Parking will be included for 596 cars and 530 bicycles.
Oakland-based TCA Architects is responsible for the design. The podium-style building will be articulated, carved by balconies, and covered with various facade materials to make the full-block apartments appear like many buildings.
HELIX Environmental Planning is the landscape architect. For the public, the firm is designing a public paseo running between the two buildings from 22nd Street with sidewalks parallel to the light rail tracks. Each building will include its own pool deck courtyard.

The two-block-wide property is bound between 21st Street, 23rd Street, Q Street, and the light rail lines. Across the tracks, the project will be across from a separate townhome development, though YIMBY cannot find any further details about it. The two apartments will cover 5.57 acres.
The Sacramento Bee was founded in the state capitol in 1857 by James McClatchy. McClatchy has since formed an eponymous company. The firm filed for bankruptcy in February 2020 and was later acquired by a New Jersey-based hedge fund. During this process, the company sold 2100 Q Street to Shopoff for $51 million, according to the Sac Bee. The newspaper has remained active in the city at a new location, still the largest paper in Sacramento and one of the largest in the State.

TAIT & Associates are consulting on civil engineering, and Downey Brand assists Shopoff with legal consultation. The preliminary application is the first substantial move by Shopoff since an initial vague planning application in October of 2021. The city did publish an application in April of 2022, which gave details about the potential building but no further information.
The estimated timeline for approval and the start of construction has yet to be established.

This is one of the major midtown projects that needs to get built asap. The location and size of this site and project will definitely impact the surrounding neighborhoods. Its nearby the busy R St and 16th St corridor (with 2 other large residential/mix use projects under construction and many more in the pipeline), and right next door to the Press. There are a lot of businesses nearby as well as the dog park, “The Bark”. Loving the transformation of this part of midtown.
The paseo is a really nice touch. As is, it’s impossible to walk through from Q to R at 22nd.
Great use for the former PCB’s HQ. When is demolition? Hope I am not too late.
