Construction Nearly Complete for Affordable Housing Block in Burlingame

Construction is nearly finished for the five-story affordable housing block at 150 Park Road in Burlingame, San Mateo County. The project has replaced a surface parking lot with affordable workforce and senior housing one block from the busy Burlingame Avenue retail thoroughfare. The Pacific Companies, an Idaho-based firm, is the project developer.

The 60-foot-tall structure contains around 136,320 square feet, with 111,380 square feet for housing and 22,420 square feet for the 144-car on-site garage, using stackers for efficient space usage. Bicycle parking capacity is not specified. The project will soon open its 132 rental apartments, with 76 workforce units, 55 senior units, and one manager unit.

Apartment sizes vary, with three studios, 102 one-bedrooms, and 27 two-bedrooms. Of the 132 units, 82 will be designated as affordable to households earning up to half of the Area Median Income, 35 units for 80% AMI households, and 14 units for 120% AMI households.

WHA is responsible for the design. The podium-style complex is clad with stucco, horizontal lap siding, and concrete. The entry is framed by decorative stone tiling, while the row of fourth-floor balconies on top of bay windows will feature wood trellis shading. Bellecci & Associates is consulting on civil engineer.

Part of the construction deal with Pacific Companies and the city included the construction of Lot N Parking Garage, a five-story structure with 368 stalls, to replace the former 97-car surface lot at 150 Park Road.

  1. Wild to see affordable housing cost skyrocketed because private car storage is so important. Someone figured out how to subsidize a parking garage w/ public affordable housing money.

    That feels like a crime… I get that people that drive need a place to park but the city has an extreme imbalance of housing stock and requiring developers to also build parking just doesn’t sit right with me.
