The Redwood City Planning Commission has approved a five-story life science proposal at 1 Twin Dolphin Drive in the city’s Redwood Shores neighborhood. The plan replaces two low-slung office buildings directly across from the former Oracle Headquarters. Prince Street Partners is the project developer.
The former Oakland-based architecture firm, brick., designed One Twin Dolphin Drive. As of October 2nd, brick. was acquired by HGA. The building will be wrapped with smooth metal panels, stone, concrete, ceramic frit glass, and perforated metal screens.
The 87-foot tall structure will create nearly 200,000 square feet of laboratory space above two-level podium parking. The garage will have a capacity for 456 cars and 40 bicycles. Additional short-term parking will be included for 29 bicycles and surface parking for 227 cars.
BKF is the civil engineer.
The project will include a public space with a catered food truck program across Lagoon Drive. The trucks will be accessible to all office employees in the Shores Business Center. The accommodate the potential new demand, a new crosswalk over Lagoon Drive will be created. Surrounding the 4.5-acre parcel will be improved sidewalks and landscaped walkways for pedestrians and cyclists. Creo is consulting on landscape architecture.
The adjacent 100 Marine Parkway site, occupied by a five-story building, is not part of Prince’s project. Across the street, RIOS has drafted plans to reshape the large property at 10 Twin Dolphin Drive with three new life science lab buildings for IQHQ. Future tenants will be near the former Oracle campus and the man-made pond adorned by the Oracle USA racing Yacht. The eleven-structure campus includes seven corporate office towers and parking. Oracle opened its Austin headquarters in 2018. Last year, Oracle offered nearly half of the Redwood City campus for sale.
Prince Street Partners purchased the property from Rockpoint Group in March of last year for $82.8 million. The estimated cost and timeline for construction have yet to be established.
