New permits have been filed to replace a surface parking lot with a mixed-use infill at 1801-1811 10th Street near Southside Park and Downtown Sacramento. The four-story infill will create retail and housing next to the Historic District sign along R Street. The project applicant is not identified.

The initial application will allow the developer to use the State Density Bonus and ensure a certain percentage of housing will be designated as affordable. The four-story building is listed as containing 43,030 square feet. The unit count is not specified. Demolition permits will be requested for the existing 1920-built home, now converted into a commercial space, at 1811 10th Street.

The building is located next to the R Street Historic District sign and within the former industrial corridor. The neighborhood is located in Sacramento’s original 1848 street grid, just four blocks from the State Capitol building. The remaining brick buildings and infrastructure had been closely linked to the evolution of railroads in the city.

Project plans have yet to be published, though some insight into the future design can be gleaned from the city’s design criteria for the historic district. New construction in the area needs to be scaled and proportioned in a way that is compatible with its adjacent buildings and “preserve the pattern of siting buildings with a zero-lot-line setback from the street, ” published in the Historic District Plan.

  1. Instead demolishing the old home, why not move it.

  2. I like the idea of preserving the existing 1920’s highwater and building the new development around it. Either way would love to see this ‘entry to R St district’ parcel finally get developed.
