New renderings have been published for the eight-story residential project at 2435 Haste Street in Southside, Berkeley. The plans will bring over three dozen homes to the narrow parcel close to the busy Telegraph Avenue thoroughfare and the UC Berkeley Campus.

Studio KDA is the project architect. New illustrations shared reveal a more attractive urban infill with corten steel cladding on the upper floors. The ground-level improvements include dynamic concrete panels with blue tile splash. Crowning the tower will be a rooftop deck with views across Alameda County.

Previous plans show the 90-foot tall structure will yield 32,340 square feet, with 24,320 square feet for housing and 940 square feet of usable open space. Once complete, the building will have 37 units on the narrow 0.13-acre parcel. Unit sizes will vary, with 29 two-bedrooms and eight three-bedrooms. Parking will be included for 31 bicycles and no cars. Hohbach-Lewin is the civil engineer.

Kenneth and Gregory Ent have been property owners of the site since 1993, operating through a family trust named Ent Kenneth E. & Gregory W. Trust.

Demolition will be required for the 1970-built two-story structure, which contains 16 smaller apartments and basement parking. Current residents on the site will be offered the first right of refusal to move into the new housing.

The estimated cost and timeline for construction have yet to be established.

I like the ground floor tile and planters. Also Berkeley has been killing it with the number of 2 and 3 bedroom units. It’s impressive the developers are able to do that. I’m SF you’d see a significantly higher portion of studios and no 3 bedrooms, maybe like 1% of the units.

    • That’s because it’s student housing, so they can rent the bedrooms (or sometimes even 2 beds per bedroom) to students dorm-style. More student housing is needed, but it’s definitely not the same as larger units for families.

  2. I agree that this is great progress: however, more than just student housing is needed. In particular, more non-luxury new housing that is not necessarily income restricted is needed.
