Illustrations have been published alongside a new pre-application for the office-to-housing conversion at 97 Boston Avenue in Burbank, Santa Clara County. The team is using the builder’s remedy to streamline the approval process for a project that would add over a dozen group-living units at the small lot without needing demolition. BostonAve LLC, connected to TDDG United States, is listed as the property owner.
Construction will adaptively reuse an office building into a 14-unit apartment complex across 5,900 square feet of floor area. Of the 14 apartments, three will be designated as affordable housing. Each dwelling offers a bedroom and closet, while six units include a private bathroom, and eight units have shared facilities. On each floor, a communal living space will provide a kitchen with three tables and a laundry room. The surface parking lot will be retained for residents, maintaining all 18 spots.
The Design Development Group, or TDDGUS, is the project architect. The San Jose-based firm will oversee an altered facade scheme with separated windows, wood siding panels, and refurbished stucco. TDDGUS was started in 2019 by De Nguyen and Mau Pham. So far, across YIMBY’s coverage, we’ve seen the firm involved with several smaller builder’s remedy-assisted applications across Santa Clara County for one and two dozen dwellings.
Burbank is a small, unincorporated community surrounded by the city of San Jose on all sides. The 0.3-acre property at 97 Boston Avenue is located at the corner of Olive Avenue and one block from the busy West San Carlos commercial thoroughfare. Future residents will be close to the Abraham Lincoln High School Campus and less than 15 minutes away by bicycle or bus from the Santana Row and Valley Fair shopping centers.
