The environmental review process is well underway for a mixed-use development at 6325 Stockton Boulevard in southern Sacramento. The proposal would replace the existing auto-repair shop and car wash with an upgraded facility alongside two three-story apartments. Sacramento-based Holloway Land Company is the project sponsor responsible for the application.

The initial study shows one elevation of the potential housing and car wash, though the architect is not credited. The housing will be clad with a mix of brick and stucco, with private decks decorating two sides. The development will include 48 new apartments alongside parking for 86 cars.

Two Roseville-based individuals are listed as the property owners. Public records show the pair purchased the lot in late 2020 for $1.5 million. Construction is expected to take less than a year from groundbreaking to completion. The estimated cost has yet to be established.

Most recently, the city has published a notice of availability and intent to adopt the mitigated negative declaration. This is a significant step towards concluding the CEQA-mandated environmental review for the project. The city is accepting public comment from now through May 22nd regarding the Draft Mitigated Negative Declaration.   1. Hopefully, this gets built. This area needs new housing and construction.

  2. This is a Frankenstein proposal. A car wash and oil changer next to housing? As if Stockton Blvd. area needed more mechanics and car washes. It’s the same urban planning that makes this area such an unwalkable and difficult to live eye sore. As a developer myself it blows my mind that people get up every morning to push such debauchery along.

  3. I’m with Z, Stockon Boulevard has the potential to be the next walkable car wash. Didn’t the City adopt an ordinance banning auto-related uses on Stockton?
