Plans have been approved for a five-story affordable senior housing complex at 1223 33rd Avenue in Fruitvale, Oakland. The project will add over five dozen apartments across from the Fruitvale BART Station and Plaza. Unity Council and Self-Help Ventures are joint developers.

The 77-foot-tall structure will yield 59,920 square feet, including 40,400 square feet for housing and 4,800 square feet of common amenity space. Parking will be included for seven cars and 11 bicycles. The project will add 68 units of affordable senior housing, including 64 one-bedrooms and four two-bedrooms.

Pyatok Architects is responsible for the design. The team follows local design standards, incorporating stucco, matching window context, and a flat parapet. The ground floor will be wrapped with glazed brick siding and exposed concrete board-formed finish.

The existing 0.33-acre parcel is currently occupied by surface parking and open land. The irregularly shaped small plot is located along 33rd Avenue and East 12th Street, across from the Oakland Public Library César Chávez Branch within the Fruitvale Station mixed-use development. Earlier this summer, BRIDGE Housing and Unity Council finished constructing the 181-unit Casa Sueños at 3511 East 12th Street.

  1. Hmm.. not a single tree and a bunch of blank walls. Lots to be desired compared to the nearby “TOD village” but the location and density works well for this site.

    • I agree. If you look at the site in Google street view you can see how narrow the sidewalks are.

      • While the building is quite close to the street, this would be more of a city/state issue (depending who controls the road) for giving a bigger buffer to the curb.

Both more sidewalk and trees would be reliant on a road diet. The situation is flawed by design. The new building is working well within its limits, just a shame the urban tree canopy gets skimped.

Unless on a super constrained budget, I would add a green facade to counter the harsh curve.

  2. Yawn. Back to to sleep.

  3. A nice little building for this block. I’m glad to see the Fruitvale area filling in. Not everything needs to be so large. This is a nice infill scale.
