Building permits have been filed for a six-story residential development at 2800 Telegraph Avenue in South Berkeley, Alameda County. The proposal seeks to replace the single-story commercial building occupied by Karim Cycle bike shop with 18 new apartments. Bright Street Inc., a real estate construction management and architecture firm, is listed as the project applicant.
The property owner is now listed as a Pleasanton-based individual via Via Development 2800, LLC.

Further information about the project design and scale has yet to be shared. Prior plans were drafted by Stackhouse De la Peña Trachtenberg Architects for the former property owner, Adlaim Karim. The 2023-filed plans called for a six-story complex with 16 units, including one affordable apartment for a very low-income household. Apartment sizes varied with one studio, 10 three-bedrooms, and five four-bedrooms.
The property is one block from Willard Park and six blocks from the People’s Park. For regional transit, the closest BART Station is at Ashby, less than twenty minutes away, passing by the city’s famed Berkeley Bowl Marketplace.

Construction is estimated to cost around $4.3 million, a figure not inclusive of all development costs. The project team has yet to reply to a request for comment.
