Preliminary permits have been filed for a three-acre redevelopment at 477 East Hillsdale Boulevard in San Mateo, San Mateo County. The project is expected to add nearly three hundred apartments to the highway-side property, including an apartment complex and five townhouse-style multiplexes. SummerHill Apartment Communities is responsible for the application.

The full build-out will yield approximately 462,750 square feet, including 272,000 square feet of housing, 127,570 square feet of parking, and 11,300 square feet of amenities. The campus will include 276 dwelling units, including 247 apartments and 28 townhouse-style condominiums. Unit sizes will vary with 25 studios, 150 one-bedrooms, 54 two-bedrooms, 27 three-bedrooms, and 20 four-bedrooms. Parking will be included for 350 cars and 314 bicycles.

The application invokes Senate Bill 330 and the State Density Bonus Law to increase residential capacity and streamline the approval process. The project will include 41 below-market-rate units, with 37 deed-restricted for very low-income households and four for moderate-income households.

TCA will oversee the apartment architecture, with SDG responsible for the townhouse architecture. Illustrations show a contemporary podium-style building with facade variations and articulation to break apart the overall massing. The townhomes will be similarly designed, with articulation to distinguish each condominium. Facade materials will include brick veneer and stucco.

Demolition will be required for the existing structures, including the abandoned Hillsdale Inn, a self-service car wash, and a car rental service center.

Previous planning applications were submitted for a four-story building with 230 units in mid-2016, with a formal application filed in 2020 and a Senate Bill 330 iteration followed up in 2022. The previous plans were withdrawn in 2024.

The abandoned Hillsdale Inn, a self-car wash, and a car rental service center currently occupy the property. The roughly three-acre property is located between Hillsdale Boulevard and Hillsdale Court, near Saratoga Drive, and overlooking Highway 101. Future residents are two blocks away from the Park Place at San Mateo Apartments, a grocery store, and retail.

The estimated cost and timeline for construction have yet to be shared.

  1. Would adding a little color or texture really kill them? This boring beige/greige/oatmeal palette for all the new stackashacks has got to go. So awful and banal. Although the Hillsdale Inn will not be especially missed, at least it has a little pizazz, with its aluminum screens and extruded CMU ornament.
