An updated pre-application has been filed for an eight-story mixed-use development at 430 Broadway in the Jack London district of Oakland. The development will create up to 300 new affordable homes across three structures. Related Companies is responsible for the project, working with co-developer EBALDC.

The 85-foot tall structure will yield 214,300 square feet with 203,570 square feet for housing and 10,730 square feet for commercial retail. The project’s application documents, published in late December, state the project will create 272 mixed-rate units with sizes ranging from studios to three bedrooms. However, the new pre-application filed this month states the project will create up to 300 affordable units.

Construction could be spread across three phases, depending on the final master plan. David Baker Architects is responsible for the design, with Y.A. Studio operating as the Associate Architect. EinwillerKuehl is responsible for landscape architecture.

Demolition is required for the existing four-story government administrative building and associated surface parking, freeing up 1.38 acres. The proposal is being expedited thanks to Senate Bills 35 and 330. The construction job is located close to the Freeway 880 overpass dividing Jack London from Downtown Oakland. The parcel is across from where Smart Growth is planning to adaptively reuse of the Noodle Factory building with six additional floors of housing.

Previous reporting by Sarah Klearman for the San Francisco Business Times shared that the developers expect to begin construction by 2024. The outlet also reported that plans were being considered for 401 Broadway, though no applications have been filed yet for the address. The project team has not replied to a request for comment from YIMBY.
