The San Jose Planning Commission is scheduled to review plans for the Facchino District next to the Berryessa BART Station, Santa Clara County. The 13.05-acre site will contribute to the dense mixed-use master plan. The Bumb family, the Flea Market’s current property owner and founder is responsible for the application.

Facchino District will be developed with 820 apartments, of which 120 will be designated as affordable housing, 280,000 square feet of commercial space, and a 0.9-acre public park. While most units will be apartment-style, 24 attached townhomes and 24 detached single-family units will act as a visual buffer with existing residences.

The Facchino District will rise next to a dense neighborhood of townhomes and the future Mercado Park, bound by Berryessa Road and Coyote Creek. The project is next to the San Jose Flea Market and the recently-complete Berryessa / North San Jose BART Station, which opened for service in June 2020.

KTGY Architects and Kenneth Rodrigues & Partnership are jointly responsible for the design. HMH is responsible for the landscaping. Demolition will be required for an existing light-industrial facility, surface parking, and 98 trees.

The Berryessa BART Transit Village will span 270 acres by the new BART Station. The plan, sponsored by the owner of the existing Flea Market, is expected to create around five thousand homes, over four million square feet of office space, and retail surrounded by public parks. The Flea Market District at the center is poised to become the largest district, with three thousand homes and three million square feet of offices. With current market conditions, the commercial capacity could be reduced.

  1. Looks terrible. Not sure why needed high density had to be so soulless, and not sure it’s not possible to build neighborhoods with mixed types of housing. Putting a buffer between multi family development and single family to me is the exact wrong thing to do.
