Two ten-story residential projects have been proposed at 840 San Bruno Avenue in San Bruno, San Mateo County. The dense complex will bring over three hundred new affordable homes close to the rising YouTube Headquarters and Caltrain. JEMCOR Development Partners is responsible for the application.
The two 102-foot tall structures will yield around 437,000 square feet, with 316,900 square feet for housing and 50,100 square feet for parking. The complex will create 341 units, with 204 units in Building A and 137 units in Building B. Apartment sizes will vary with 86 one-bedrooms, 169 two-bedrooms, and 86 three-bedrooms.
The developer has drafted the plans using Senate Bill 330 and the State Density Bonus program. The City of San Bruno shared the below statement about 840 San Bruno Avenue:
The project will be 100% affordable and is seeking to take advantage of the State Density Bonus Law. Specifically, the applicant proposes an 80% Density Bonus, which allows for the use of four concessions, a maximum height increase of three additional stories, or 33 feet, and unlimited waivers. Additionally, the developer has requested that staff process the application pursuant to SB 330 and the Housing Accountability Act.
KTGY is responsible for the design. Facade materials will include stucco, stone veneer, cement, and metal panels. The two towers will feature similar grey infill exteriors with a solid post-and-lintel scheme. MJS is the landscape architect, and CBG is consulting on engineering.
The 1.6-acre parcel is located along San Bruno Avenue and by El Camino Real. The San Bruno Caltrain Station, as is the northern end of San Bruno’s historic commercial center along San Mateo Avenue, is ten minutes away. Demolition will be required for the existing single-story commercial structure and surface parking.

What’s up with the lack of mixed-use? Affordable commercial space can be used for local businesses that generate community and cultural value but may not necessarily bring in the big bucks to rent a commercial spot… but perhaps that’s less of an issue in San Bruno as opposed to SF.

Isn’t the new academic planning theory that 100% affordable units aren’t politically correct, because it results in a type of “segregation” for lack of better term? Also this specific site location is surrounded on three sides by Corp America office park, and the street frontage has very high vehicle count similar to freeway. This isn’t obvious good location for families with kids.
