Update on Possible Redevelopment at 659 Union Street, in North Beach

The fire-ravaged property at 659 Union Street in North Beach was already slated to be redeveloped as 23 residential units and a ground-floor restaurant space. However, the current landlord has planned a change to a taller building with more units for the site. The catch is, that the remaining building facade is part of a proposal up for consideration to designate the area a historic district. If that happens, the facade stays and the increased density building plans will not go through.

Increased plans have been filed for 425 Broadway in San Francisco. The latest proposal would replace the 144-car garage, just three blocks from the Transamerica Pyramid, with 74 homes. The new filing is a substantial increase compared to the previous 41-unit application, and it only raises the project height by one floor. Construction would bring two separate buildings and a pedestrian alleyway to the L-shaped parcel along Broadway and Montgomery Street.

The San Francisco Planning Commission is scheduled to consider plans for the adaptive reuse of 1526 Powell Street in San Francisco tomorrow. The project developer, JS Sullivan, has proposed to retain the John Delucchi Sheet Metal building facade for the entrance of the six-story apartment. City staff are recommending the commission indefinitely delay a vote for the project.

The proposal would bring 56 group housing apartments to the northwestern corner of the historic neighborhood, close to the Fisherman’s Wharf. Centrix Builders is responsible for the development.

New renderings have been published for a proposed residential redevelopment of the John Delucchi Sheet Metal building at 1526 Powell Street in San Francisco. The building is located on the border of Russian Hill and North Beach. The plan by JS Sullivan Development would bring 20 new residences for ownership, including some affordable units, to the mostly stagnant neighborhood while retaining the structure’s distinctive facade.

Building permits have been filed to partially demolish the existing burnt-out structure at 659 Union Street, also known as the Verdi Building, in North Beach, San Francisco. Crews will remove a 50-foot section of the brick wall at the rear of the structure ahead of construction plans, including restoration of much of the fire-damaged brick facade, new housing, and retail. Red Bridge Partners is responsible for the development.
