Expanded Permits Filed for SOMA Mission Bay Hotel at 100 Channel Street in SoMa, San Francisco

Alteration permits have been filed to expand the room count for the topped-out SOMA Mission Bay Hotel at 100 Channel Street, SoMa, San Francisco. The alteration comes thanks to the Mission Bay South Redevelopment Plan’s “Hotel Project.” This building is part of a multi-structure development including One Mission Bay and brings retail, 350 residential units, and 250 guest rooms to a less developed neighborhood corner. The recently filed permits increase the hospitality offering to 299 units. SOMA Hotel LLC is responsible for the development.

Construction at 100 Channel Street is already underway. The 15-story structure is not expanding outward. The total floor area is staying at 216,500 square feet, but the floorplan use will be mixed up to increase capacity. The hotel will be complete by the first quarter of 2021. Hornberger + Worstell Architects is responsible for the design.

CIM Group is responsible for developing the residential portion of the Mission Bay site, with Miami-based Arquitectonica as the architect. The condominiums were complete in 2016, as well as a part of the 50,000 square feet retail. The sixteen story building comes with an average price of $1690 per square foot, offering residents private views of the city skyline and the Giants baseball stadium, Oracle Park.

The planning permits to allow the hotel expansion was approved in July of 2020. Now that SOMA Hotel LLC has filed the building permits, it confirms interior work is imminent. Luma Hotels is expected to operate the facilities once opened. Construction will cost an estimated $60 million.

  1. One mission bay are condos not apartments as mentioned in your article

    Might want to change that
