Developer Could Bring Apartments Instead of a Hotel At 530 Sansome Street In Financial District

Applications were submitted seeking the approval of constructing a new hotel at 530 Sansome Street in Financial District, San Francisco. However, an alternate proposal has been submitted that suggests building housing instead of the hotel.

Related California is the project developer. The project is designed by the San Francisco office of architecture firm Skidmore, Owings & Merrill (SOM).

The project proposal includes the construction of a high-end hotel above a new fire station on the site. The project requires the demolition of a vacant three-story office building at 425 Washington Street and a vacant two-story commercial building at 439-445 Washington Street in addition to the two-story fire station. The project requires no rezoning or planning code amendments. A recent environmental review found no need for an environmental impact report. Only one of the uses will be approved at the hearing.

Under the hotel proposal, the new development would bring a nineteen-story hotel with 200 guest rooms, 39,800 square feet of office space, and 6,800 square feet of retail and restaurant space on the ground floor. Amenities are inclusive of a fitness center spanning an area of 36,350 square feet and 30 vehicle and 79 bike parking spaces. In addition, the housing project proposes a twenty-one-story building with 256 residential units and 64 vehicles, and 155 bicycle parking spaces.

Either way, Related California will pay $35 million to build a new Station 13 firehouse. The developer prefers the hotel project but added the housing option considering the fall the hotel industry took amidst the pandemic. The Planning Commission will review the applications on June 24, 2021.

If the hotel project wins approval, the estimated timeline of construction is two to three years after breaking ground. The project could break ground in 2022.

The project site is located at the southeast corner of Sansome Street and Washington Street.

  1. I would think 254 homes is a far more compelling investment than a hotel at this point in time (& a compelling location for more housing).
