Construction has started for 220 Park Avenue, a substantial addition to downtown Burlingame in San Mateo County. The development will add new six-story office space and retail next to the planned Town Square project on the former parking lot E. The joint venture of Sares Regis Group and Dostart Development Company is developing for the project.
Planning documents show the 98-foot tall project will soon yield 325,000 square feet of floor area, with 168,000 square feet of office space, 17,000 square feet for public retail, and 140,000 square feet for the 275-car garage. The parking garage will be opened to the public on weekends and weekday evenings.
Korth Sunseri Gagey Architects, or KSH Architects, is responsible for the design. The aesthetics are a contemporary match to the portions of the old Post Office facade and lobby that will be preserved and given new life. The stone and ceramic facade materials will match the post office’s exterior hue, while a partially brick podium will overlook Lorton Avenue.
For the groundbreaking, City Mayor Ann O’Brien Keighran commented that “the proposal for the development of this important downtown property promises a building that will contribute much to the fabric of downtown Burlingame while acknowledging the importance this legacy property has to the community.”
BKF Engineers is the project civil engineer, and the prolific San Francisco-based Bionic is the landscape architect. The project will include pavers, planters, and outdoor furniture as an outdoor paseo to be used by the retail. An elevated patio will be built for a future restaurant or brewery.
The development will also donate $2 million for the construction of the future Town Square project that is being built in coordination with 220 Park Road. Another $3.5 million will be directed towards affordable housing in the community. The city is hoping the future Town Square can serve as an outdoor focal point and the first landscaped plaza for Burlingame Avenue.
The site is in the heart of the commercial downtown area around Burlingame Avenue, a few blocks away from a Sam Trans bus stop along El Camino Real and a short walk away from the Burlingame Caltrain station, connecting to San Francisco and San Jose.
