Possible Final Approval Wednesday for 15-Story Offices at 250 Stockton Avenue, San Jose

Imwalle Properties is just two days away from possible approval by the city of San Jose for the proposed 15-story commercial office infill at 250 Stockon Avenue by Diridon Station, Santa Clara County. The project will create nearly a million square feet of new office space within Google’s proposed Downtown West master plan. But as the tech giant has delayed the start of its further urban expansion, so is the initial early 2024 groundbreaking for 250 Stockton Avenue.

The 207-foot tall structure will yield around 1.4 million square feet with 910,000 square feet of offices above four levels of below-grade parking. The total vehicular capacity will reach a shocking 1,582 parking stalls, still 22% below the base zoning suggestion. The parking reduction was achieved because the project is within two thousand feet of the Diridon Station train hub. Steinberg Hart is responsible for the design.

Construction is expected to last around 46 months, nearly four years, with work initially estimated to start in January of next year. However, speaking to the Bay Area News Group, Imwalle Properties staff shared that “with the way the economy is now, this building won’t be coming out of the ground any time soon.”

Demolition is required for the existing 2.39-acre property, occupied by a single-story commercial building with around 94,000 square feet. The project borders a vacant parcel entitled for a 9-story mixed-use hotel and housing and two new apartment complexes. The filing is within the Diridon Station Area Plan, with the train station less than ten minutes away on foot. Dirdion Station is currently serviced by Caltrain, with plans for the future San Jose BART Extension to connect the city with the regional rail line.

Plans for the 15-story commercial office building at 250 Stockton Avenue will be reviewed this Wednesday morning as part of the public Director’s Hearing, starting at 9 AM.     The Google Downtown West development is not taking off just yet. Google just announced it is “reassessing “ its timeline for commencement of development. I have been predicting this would happen for over a year now.This is clearly a result of the reluctance of so many workers to return to work in an office. The conventional wisdom is that development such as this very attractive looking building on the periphery of the huge Google project should wait until Google puts a few shovels in the ground. In my opinion, Google will not be starting the office component of this project in the near future. Office vacancy rates in downtown San Jose need to be reduced. If the 2-3 year outlook is for only a modest increase in demand for office space, Google will call a halt to its mega project. Don Imwalle could fully lease up this building quickly if Google falters, which I suspect it will.
