Updated plans will be reviewed during a public meeting for the four-story residential infill at 123-135 Primrose Road in Burlingame, San Mateo County. The project will replace a single-story home and surface parking across from a grocery store and near Burlingame Avenue with 14 homes. Kai Development Corporation, led by a Burlingame resident, is listed as the property owner.
The 53-foot tall structure will yield around 29,150 square feet, including 5,750 square feet for the ground-level garage. Unit sizes will vary with seven one-bedrooms, six two-bedrooms, and one three-bedroom. Parking will be included for 16 cars and 14 bicycles. Triad Holmes Associates is consulting as the civil engineer.
Palo Alto-based Carrasco & Associates is the project architect. The firm is overseeing an overly familiar contemporary design that uses asymmetrical articulation, setbacks, and balconies to add variety to its massing and to appear as though it is several buildings. Facade materials include stucco, wood cladding, stone panels, glass railing, and metal awnings.
NatureWalk Landscapes will oversee the open space design. Existing planters will remain along the sidewalk. The team will retain existing planters along the sidewalk. A small footpath will lead from Primrose Road through a gate to a small landscaped backyard at the rear of the lot. According to floor plans, the only other way to reach this backyard is through the electrical room. Crowning the structure will be a rooftop terrace garden shaded with trellises. The open space will offer residents an outdoor dining space with views across the town toward the bay.
Demolition will be required for the existing 1,400-square-foot structure, though most of the 0.25-acre property is occupied by gravel surface parking. The property is located along Primrose Road between Howard Avenue, Bayswater Avenue, and adjacent to El Camino Real. Safeway is just across the street, with the retail-lined Burlingame Avenue just one block away. The Burlingame Caltrain Station is just seven minutes away on foot.
