For the last twelve days of the year 2023, SF YIMBY will look back on each month and share the biggest stories we covered. January started with new plans revealed by Solbach for a 46-story tower, construction financing for Samuel Merritt University’s expansion in Downtown Oakland, and YIMBY sharing aerial views of construction for the mega-development on Treasure Island.

January 10th: The preliminary project application has been filed for a 46-story residential tower at 636 4th Street in SoMa, San Francisco. The proposal uses the State Density Bonus to include 522 new homes above retail. Detailed renderings have yet to be released.

January 12th: New building permits have been filed for a nine-story residential infill at 1462 Pine Street in San Francisco’s Nob Hill neighborhood. The project will create 104 new homes with 23 affordable units, utilizing the State Density Bonus program. The Atlas Property Group is listed as the project developer.

January 13th: Crews have broken ground for the American Buddhist Cultural Society, a new six-story temple rising at 1750 Van Ness Avenue in San Francisco’s Nob Hill neighborhood. The new facilities will provide a new community center for the San Bao Temple. Skidmore Owings & Merrill is responsible for the design.

Planning Commission To Review 55-Story Plans For 10 South Van Ness, San Francisco

January 18th: The San Francisco Planning Commission will review a request to modify plans for the 55-story mixed-use tower at 10 South Van Ness Avenue in The Hub. Floor areas have been adjusted so that the residential capacity can increase from 966 to 1,012 apartments by adjusting the exterior design or height. Crescent Heights is the project sponsor.

Construction Financing Secured For Samuel Merritt University Expansion

January 24th: Samuel Merritt University has secured a $139 million bond for constructing their proposed ten-story central campus at 525 12th Street in Downtown Oakland, Alameda County. Along with the bond, SMU is investing $120 million. The over quarter billion dollar investment keeps SMU on schedule for groundbreaking later this year, having received approval in November. Strada is the project developer.

Construction Soon For 4200 Geary Boulevard In Richmond District, San Francisco

January 25th: Construction is expected to start this April for the seven-story affordable senior housing proposal at 4200 Geary Boulevard in the Richmond District of San Francisco. The update has been announced by the project developer, the Tenderloin Neighborhood Development Corporation. Once complete, the project will offer 98 new homes for residents earning between 15-50% of the Area Median Income.

January 27th: A recent site visit to Treasure Island by YIMBY reveals significant progress has been made for the region’s most active construction project. Cranes and rising concrete have only started to divulge the scale of the 405-acre vision, nearly three decades in the making, that will redevelop San Francisco’s storied artificial island with a mixed-use urban neighborhood populated by around eight thousand homes. The Treasure Island Community Development joint venture sponsors the project.

    My only request is that when the street address of a new project is listed, that the hyperlink go to a Google Maps link of the same location (e.g. 545 Sansome, San Francisco). Otherwise, readers have to open a separate window and type the address.
