Significant construction progress has been made for the nine-story affordable housing project at 160 Freelon Street in SoMa, San Francisco. Concrete has surpassed the halfway point, with completion expected by mid-2027 for the 86-unit complex. Related Companies and the San Francisco Housing Development Corp are sponsoring the development. Construction is being led by a joint venture with Cahill Contractors and Guzman Construction Group.

Once complete, the structure will rise 95 feet tall and contain 102,230 square feet, including 74,380 square feet of housing and 5,800 square feet of common space. Unit sizes will vary with 15 studios, 24 one-bedrooms, 23 two-bedrooms, and 23 three-bedrooms. Parking will be included for 85 bicycles and no vehicles.

Leddy Maytum Stacy Architects is responsible for the design, working with associate architect Y.A. Studio. The latest renderings show an off-white facade visually separated into three parts, with thick metal panels framing each section. The ground floor will include a double-height covered play yard connected to the community room and the future park.

The project spans from Freelon Street to Bryant Street, positioned between 4th Street and 5th Street. With construction rising, the site is now visible to drivers along I-80. The building is less than a block away from the 16-story apartment complex at 555 Bryant Street.

The City and County of San Francisco is the property owner, having been donated to the city by Tishman Speyer as part of a land agreement for plans at 598 Brannan Street. Construction is estimated to cost just over $100 million, with a projected average cost of $1.18 million per unit. Concrete pouring for the sixth floor began late last week.

  1. Great to see another building come up in the area! I heard the Quincy (right next to there) leased up super fast.

    I like these Construction Rising articles since we get to see which approved projects actually get built.

  2. Love it. These alleys of SOMA need more foot traffic, lighting and general investment to reduce the homeless population. Also, this provides more low-mid income workers who provide minimum-wage-type employment to local businesses.

  3. Nice! I like that it includes a good amount of 2BR and 3BR apartments rather than being primarily studios or 1BR. It’s also right next to Muni Metro’s 4th and Brannan Station on the T Third Line, and about a block away from Caltrain’s San Francisco Station, so with parking only being included for 85 bicycles, should help improve the neighborhood’s pedestrian activity, public transit usage, and reduce vehicular congestion.

  4. It’s good to see the construction go up. But one has to wonder how the 1.2 million dollar build price is sustainable. At an “affordable” rate of 2500/month, it would take 40 years to recoup the cost
