New renderings have been revealed for the affordable housing infill on the high-profile East 12th Street parcel in Merritt, Oakland. The six-story project, now addressed as 121 East 12th Street, will create 91 new homes near downtown and Lake Merritt. Oakland-based East Bay Asian Local Development Corporation is the sponsor.

The 79-foot tall structure will yield approximately 79,400 square feet with 55,860 square feet for housing, 450 square feet for ground-level retail, and 5,560 square feet for a 15-car ground-floor garage. The remaining floor area will be for circulation, amenities, and a 960 square feet office. Additional parking will be included for 65 bicycles.

PYATOK Architects is responsible for the design. Facade materials will include stucco, composite aluminum panels, cement board panels, and tiles wrapped around the base. Illustrations show the structure will be articulated, with a corner window element overlooking the intersection of East 12th Street and 2nd Avenue.

DCI Engineers is consulting on structural engineering, Sandis is the civil engineer, and Jett is the landscape architect. The sidewalk will be improved with trees and a bulb-out at the intersection. A secure gate will bring residents through a landscaped courtyard between East 12th and the lobby. A second-floor podium will include furniture and equipment for outdoor cooking and dining.

Future residents will be ten minutes away from the Lake Merritt BART Station by foot, with AC Transit bus stops even closer for local transit. EBALDC is also involved with plans for new senior housing in the transit-oriented redevelopment around the nearby train station.

Construction is expected to start in 2023.

  1. Where is the height and density in this transit-rich area near the lake?

    • people in 2015 protested the living hell out of this project, so it was basically downgraded, so instead of a lot of units and 30 percent affordable, were getting much less density and worse overall results. Blame the liberal NIMBYS….
