San Mateo County has awarded $22 million of state funding for Eucalyptus Grove, an eight-story affordable housing infill at 1875 California Drive in Burlingame, San Mateo County. The plan will bring 69 new homes near the Millbrae BART and Caltrain Station. The neighborhood has seen plans for many apartment and life sciences projects approved or under construction, including the nearly-completed Gateway at Millbrae project and the recently ground-broken AVIA project by Longfellow. CRP Affordable is responsible for the development.

The 0.36-acre property is located at the corner of California Drive and Murchison Drive at the northern border between Burlingame and Millbrae. Carmel Partners has proposed another eight-story apartment complex one block to the south with 311 apartments at 1766 El Camino Real. Future residents will be one block from the Millbrae Caltrain and BART Station. As Gateway at Millbrae is preparing to open, crews are working on the foundation for the Millbrae Campus by Alexandria Real Estate Equities. YIMBY also covered the groundbreaking for 210 Adrian Court last week.

The 83-foot tall structure will yield around 79,900 square feet with 53,110 square feet of apartments, 9,260 square feet for the 22-car garage, 320 square feet for storing 36 bicycles, and additional area for circulation, amenities, and mechanical functions. Residents will have access to laundry, community spaces, and a clubroom beside the 3,700-square-foot inner courtyard.

Unit sizes will vary, with seven studios, 21 one-bedrooms, 21 two-bedrooms, and 20 three-bedrooms. With the exception of the manager’s unit, all apartments will be made affordable for households earning below 80% of the Area Median Income, with many for residents below 60% AMI. Apartments will be available for rent.

Studio T-Square is the project architect. Facade materials will include stucco, Hardie fiber cement, and smooth fiber cement panels with alternating colors of grey, white, beige, and rust-tone accents. Renderings show the project will be a quiet contributor to the area’s built environment, with a less-then-obtrusive articulated exterior design.

Jett Landscape Architecture + Design is responsible for designing the open space and courtyards. The streetscape will feature improvements with six trees, planting areas, and improved sidewalk surfaces. The podium-capping courtyard will include a playground space, seating, and an outdoor dining area. Room for a community garden is available, though not included in the project plans at this period.

CRP Affordable is an offshoot of Castellan Real Estate Partners, a New York City-based real estate investment firm founded in 2008 “to take advantage of the distressed real estate investment opportunities that followed.”

Funding was secured from the state in a $42.8 million fund to the county. Along with 1875 California Drive, the county will give the money towards a 71-unit project in Moss Beach and a 72-unit plan by Colma BART. Kimley-Horn is the project’s civil engineer. The estimated cost and timeline for construction and completion have not yet been established.
