Construction has started for Phase One of the Mission Rock development in Mission Bay, San Francisco. The land has been graded with foundations for the road network already visible and the steel superstructure for The Canyon on Parcel A rising over 3rd Street. Phase One includes two residential buildings, two offices, and the waterfront China Basin Park. Tishman Speyer is responsible for the development in partnership with the city’s major league baseball team, The Giants, and the Port of San Francisco.

A press release from Kilroy Realty broke the news that 1800 Owens Street will be sold for $1.08 billion, breaking records as the second-highest price for a single property in San Francisco and the highest price per square foot in the city history at $1,440 per square foot. The property in question is a recently completed office complex in Mission Bay. Kilroy expects the deal to close at the end of March.

Alteration permits have been filed to expand the room count for the topped-out SOMA Mission Bay Hotel at 100 Channel Street, SoMa, San Francisco. The alteration comes thanks to the Mission Bay South Redevelopment Plan’s “Hotel Project.” This building is part of a multi-structure development including One Mission Bay and brings retail, 350 residential units, and 250 guest rooms to a less developed neighborhood corner. The recently filed permits increase the hospitality offering to 299 units. SOMA Hotel LLC is responsible for the development.

Following an unusual permit for 900 7th Street in Mission Bay, as covered by SF YIMBY last week, recent news has broken that the application is a proposed new distribution center for Amazon. The tech giant has reportedly purchased the lot for $200 million. Amazon’s proposed Logistics Facility will replace Recology’s proposed mixed-use 470-550-unit project designed by SOM.
