Preliminary plans have been filed for a mixed-use project with two new structures at 156 California Avenue in Palo Alto, Santa Clara County. The buildings will rise over a Caltrain Station, the tallest of which will be 17 floors. REDCO Development, the developer, aims to use Senate Bill 330 and the Builder’s Remedy for a streamlined approval process to create 382 apartments and a replacement for a Mollie Stone’s Market close to transit.
The Redwood City Planning Commission has approved a five-story life science proposal at 1 Twin Dolphin Drive in the city’s Redwood Shores neighborhood. The plan replaces two low-slung office buildings directly across from the former Oracle Headquarters. Prince Street Partners is the project developer.
The initial environmental review has been published for a new warehouse proposal at 644-675 Piercy Road in southern San Jose, Santa Clara County. The plan will merge two mostly vacant parcels spanning nearly 16 acres for a new warehouse. Texas-based developer Hines is responsible for the application.
Construction has officially started on 39 affordable homes with a groundbreaking ceremony at 1367 University Avenue in Berkeley, Alameda County. The project will create housing for formerly homeless individuals, giving access to amenities, on-site services, and close access to the North Berkeley BART Station. San Francisco-based Panoramic Interests is the developer while Building Opportunities for Self Sufficiency will manage the property and leasing.
Construction is wrapping up for the latest life science development at 1091 Industrial Road in San Carlos, San Mateo County. The project is part of a new hub for the biotech and medical research market on the Peninsula. Premia Capital and Prince Street Partners were jointly responsible for the development before selling it to the Florida State Board of Administration in 2021 for $177 million.
