For the last twelve days of 2024, SF YIMBY will look back on each month and reflect on the biggest stories we covered. Except for the rising SHoP-designed YouTube offices and the finished Verde in Mission Rock, most of our biggest stories in September were related to the planning process. In San Francisco, FORMA Development Design & Management shocked many readers with two narrow 26-story towers. The potential 30-story tower in Redwood City came as a shocking potential addition to the county seat of San Mateo County. In Berkeley, updated plans for California Theater may now reach 23 floors, while the city has approved the second-tallest tower in the city’s pipeline at 2128 Oxford Street.
Construction Tops Out For YouTube HQ in San Bruno
September 2nd: Construction has topped out for phase one of the YouTube headquarters redevelopment in San Bruno, San Mateo County. Crews have brought together the steel and mass-timber frame that form two three-story office buildings designed by the New York-based SHoP Architects. San Francisco-based Ellis Partners is the development manager.
Ribbon Cutting For 23-Story Verde in Mission Rock, San Francisco
September 4th: Tishman Speyer and the Giants gathered the project team and elected officials yesterday afternoon to celebrate the ribbon cutting of Verde, the 23-story residential addition in San Francisco’s Mission Rock master plan. The green tile-clad tower is the fourth and final structure in phase one of the multi-phase redevelopment of the Giant’s 28 acres of surface parking. The building offers 254 apartments alongside 59 units of affordable housing.
Plans Increase For 2115 Kittredge Street, Downtown Berkeley
September 13th: New zoning permits have been filed for a taller iteration of the California Theater Housing tower at 2115 Kittredge Street in Downtown Berkeley, Alameda County. The updates use Assembly Bill 1287 to reach 23 floors above street level, retaining the planned live performance theater and adjusting the residential capacity. Rhode Island-based Gilbane Development is responsible for the project.
Super-Skinny Infill Proposed For 777 Sutter Street in Lower Nob Hill, San Francisco
September 18th: New plans have been filed for a super-skinny residential infill at 777 Sutter Street in San Francisco’s Lower Nob Hill neighborhood. The proposal would bring a 26-story apartment building with a few dozen larger apartments to a 35-foot-wide lot. FORMA Development Design & Management is responsible for the application and architecture.
New Renderings For 30-Story Senior Housing at 910 Marshall Street in Redwood City
September 19th: New detailed renderings have been published alongside the formal application for a 30-story mixed-use tower at 910 Marshall Street in Redwood City, San Mateo County. The development aims to create a senior residential care facility with over three hundred units, retail, and parking, in the heart of the county seat. R&M Properties, a Palo Alto-based real estate firm, is responsible for the proposal.
New Permits For 26-Story Infill At 896 Folsom Street in SoMa, San Francisco City
September 20th: New permits have been filed for a 26-story residential infill at 896 Folsom Street in SoMa, San Francisco. The project aims to reshape a small tenth-acre parcel with over a hundred homes and retail at the corner of Folsom and Fifth Street. FORMA Development Design & Management is responsible for the application. Earlier this week, YIMBY covered similar plans by the same developer at 777 Sutter Street.
Berkeley Gives Approval For Tallest Building Yet at 2128 Oxford Street
September 23rd: The Berkeley Zoning Adjustment Board has given the final stamp of approval for a 27-story residential tower at 2128 Oxford Street in Downtown Berkeley. The project aims to add 456 larger apartments tailored for students on the western edge of the UC Berkeley campus. Chicago-based Core Spaces is responsible for the application, with planning and CEQA consultation from the Rhoades Planning Group.
Permits Revived For Wysteria Residences on Russian Hill, San Francisco
September 24th: Updated permits have been filed for the Wysteria Residences project on a vacant corner lot at 1000 Broadway in San Francisco’s affluent Russian Hill neighborhood. The application revives plans from nearly two decades ago to add two single-family homes and a duplex. Keith Gapusan of P3 Capital Partners is responsible for the project.
New Building Permits Filed for Affordable Educator Housing at 750 Golden Gate Avenue, San Francisco
September 30th: New building permits have been requested for the affordable educator housing project at 750 Golden Gate Avenue in the Fillmore District, San Francisco. Once issued, construction can start replacing formerly state-owned surface parking lots with an eight-story infill. MidPen Housing is the lead developer, working with consulting developer Tishman Speyer.
